Sufair’s Story
We have 17years experience as an architectural design using the latest computer software to generate the drawings required for council. We have dealt with various type of applications and guided our clients satisfactorily over the years to expand their dream homes or increasing their revenues by splitting the units or addressing the unusable spaces. We are a small team of professionals with high commitment to the work we do.

What We Offer
At Sufair, it’s our aim to be as transparent as possible about our services. Some of the other bits of information you might need to consider.
General Procedure (suitable to Residences- similar steps to other type of applications)
- The fees can be split into the below zones.
- You would need to get Planning permission for the proposed works- it can be LDC, Prior approval or planning permission or change of use or whatever it will be. The whole planning pack to the standards can be prepared and submitted.
- Once the application is submitted and positive decision is received, we move to next step. It will take about 2-3months to reach to this stage.
- You would need structural drawings to submit to building control/ Builder.
- You would also need building regulation drawings to submit to the Building Control/ Builder.
- If there are any drainage pipes/ manholes, you would need to get build over agreement from utility company prior to starting the work.
General Terms
Our costs include all expenses unless specified in the quote. We try to give as much as detailed info about the costs as required. Occasionally the project will need our extra attention, for which costs will be agreed with you.
We will not consider land ownership or legal matters such as easements of light or air unless specifically requested to do so.
Pertaining To Measured Survey & Existing Drawings
Within the M25, measured surveys will be undertaken by us. Outside of the M25, we endeavour to use trusted partners to complete the task.
If any pets are present in your home, we ask that our team be given advance notice, and that someone is present to handle them during the measured survey process. Please ensure your home is in as fit a state as possible for our team to work in.
We need 48 hours’ notice to cancel or reschedule a survey. Late notice may incur a charge up to the amount paid for the survey. We usually charge upfront £125 for survey- which will be deducted in the overall bill. This is to ensure, if for any unforeseen reasons if you wish to opt out, then we are covered for ourselves for the costs.
Pertaining To Proposed Design
- We include 3 proposal options in the layout design. Any further options will be charged at £75 per hour inc VAT.
- We do not offer any extra site visits during the process of application. If the need arises due to circumstances, we will discuss this prior.
- Planning procedure and time scales are not within our remit. We try to get the council to give the decision within the stipulated times, but this is not something within our reach.
- If the planner wishes to completely change the proposed drawings/ layouts, there will be extra charges. Minor alterations will be free of charge. We will discuss this beforehand with you.
- We do not have any control over the comments given by the neighbours and general public. The outcome of decision depends on various factors.
- Any third party involvement required such as drainage report or noise report- will need to be arranged at your own costs
Pertaining To Planning Support
- The quote excludes all the fees payable to external members such as planning fees;
- Decision is always in the hands of council- we try our best to obtain the approval. However sometimes Planning permission and / or lawful development is subject to a decision by your local planning authority. At any point prior to an official notice being served a decision can be overturned by senior management within the council. For example, a scheme can be written up for approval and then refused by a planning manager.
- When acting as the ‘agent’ for the client, we do not attend site visits. This includes with the planning officer, during and after the application process.
- We conduct follow ups on planning submission to try and get feedback from the local planning authority. We cannot always guarantee the local authority will come back with anything but we’ll try our best!
Pertaining To Building Regulations
Our building regulations service fee does not include:

- Any local authority charges (planning / building control), discharge of planning conditions, party wall surveyor fees, CCTV drainage survey, build over application, full interior design services, and the structural engineer’s design, details and calculations (unless quoted above )
- Any third party involvement required such as drainage report or noise report- will need to be arranged at your own costs.
- Any additional information or tricky details to be produced as requested by a party wall surveyor or any existing conditions if relevant
- Submission of the build over agreement, if you are excavating or constructing in close proximity to a public sewer (unless agreed in the quote above)
- Preparation of electrical and lighting Plans, kitchen cabinets, interiors etc.
- Any additional information needed by building control officer- within the remit will be provided, if for unforeseen circumstances to do with site conditions etc, extra charges will be applicable
Build-Over Agreement:

- We charge £150 for the drawings to do for the build over the agreement. The fees to the utility services are not included.
Pertaining to Connect
- We work hard to find trusted builders and providers to deliver your projects. However, we cannot accept liability for the quality or timely delivery of projects contracted through the connect system.
